Every project is different and has different requirements and we will advise you of any other consultants that you may require, for example, a structural engineer or ecologist.
As chartered architects we provide a service that extends well beyond producing a set of drawings - we are skilled at identifying the aspirations and needs of our clients and we bring our special skills, knowledge and experience to all of our projects. ~See Are you nice to work with? above.
Fairly! You can select all or part of our services and our fees will be worked out depending on your requirements. Some projects are best worked out on an hourly rate whilst others require a fixed fee or percentage fee, or we may suggest a combination of all three.
Yes. For example, if you would like to change the foundation from a slab to a crawlspace, we can assist you. Contact us today for an estimate.
Our planning sets will allow you to get a better look at a plan and can even help you decide between two or more home plans that you're interested in. In a planning set, you will get all four exterior elevations, plus the floor plans shown to scale. Although you can't build from planning sets, they will allow you to gather bids from contractors, arrange your furniture in the plan, analyze traffic patterns, and gauge the site lines on your lot.
Our lump sum fees are designed to give you peace of mind. Fees will only increase if the scope of the project substantially changes or increases. For example if you decide you want a new design after a design has already been agreed or if there is a prolonged delay in us being able to move forward with the project. If either of these situations arises we will inform you and discuss ways forward.
The short answer is no. We will make every effort to give you the best chance of obtaining approval by providing clear and comprehensive drawings and supporting information. Where we think it will help an application we will include 3D CAD views and / or a supporting design statement. We will also endeavour to discuss proposals with a planning officer prior to submitting the application. Once the application is submitted we will monitor progress on your behalf and respond to any requests or comments from the planning officer or consultees.

What typically might take 6 weeks of to-ing and fro-ing between you and your architect can now be achieved in one of our initial four and seven hour visits. We ensure you are fully involved in the process, in control and clear about what is happening.
Living in a conservation area usually means that changes to the external appearance of your building will be a particularly sensitive issue. You may well need to complete an application for Conservation Area Consent as well as a Planning Application (and some times even when a Planning Application is not required). Again, it is advisable to check with your local planning department or ask Architect Your Home Ė Interior Your Home to do this for you.
